We identified this hidden gem, 4700 square foot property with panoramic mountain views sitting on 7 acres at the beginning of the Pandemic and purchased it for $475,000. Having done deep market analysis, we knew this property would make an excellent vacation rental with some enhancements. The previous owner never established a permanent road, and would bring sand from the river to fix the road whenever it rained. We knew this was the first thing to address. PS built a 0.3 mile road by leveraging its local contacts and providing the proper drainage, pitch, ditching, and gravel base and finish to ensure a lasting, value-add investment. Throughout the past 3 years, we have further improved the road with concrete runners to ensure easy guest access, added a custom fire pit, additional parking, new furniture, replaced all screws and flashing in the roof, stained the cabin, and maintained it immaculately with both structural and aesthetic enhancements. AP has consistently generated $100-150k gross revenue every year since inception (which has effectively paid for all maintenance and future upgrades) , and we just added a $100,000 basement/garage renovation adding over 1,200 square feet of living space with a theatre, hottub area, bar, billiards area, luxury custom tile bathroom, 3-zone mini-split system, and more.
