Our fees vary depending on service tier--Peak Basic, Peak Plus, and Peak Premium. It also depends on the individual property, as larger, newer, or more luxurious properties sometimes receive a discounted % rate vs. smaller properties. Clients with multiple properties with us also get discounted rates as our goal is to be your trusted partner across all of your vacation rental investments.

Yes. We are big proponents of using in-house cleaners vs hiring a cleaning company. We have found that cleaning companies like the ones used by the large management companies pay their cleaners very low wages and it results in poor quality cleaning. We train our cleaners on the Peak System-- a detailed, formal cleaning process-- and pay them generous wages to ensure mutual benefit and sustainability. We value long-term, sustainable relationships and believe this results in the best outcomes for PS, Owners, Guests, and Cleaners.
We charge a nominal onboarding fee to cover our costs of getting your property set up with our systems and for initial consultation. This is a loss generator for us as the time to onboard and optimize a property is usually significantly above what we charge for onboarding. We also charge a basic fee for consumable supplies such as batteries, light bulbs, soaps, and other items which require constant replacement. We do not nickel-and-dime our hosts as some other management companies do, such as charging a maintenance fee for changing a light bulb or HVAC filter. We save our Owners money however we can. Finally, under the Peak Basic tier we charge a linen fee. Peak Plus and Peak Premium enjoy the linen fee included in the commission so no need for any extra fees.
This is another area that sets Peak Season apart from the average company. Ensuring Owners get paid back for damages is of critical importance to Peak Season. As SuperHosts and with direct access to AirBNB/VRBO etc's claim adjusters, we make sure owners get paid back for even the smallest of damages, such as stained towels or broken furniture. PS files and continuously monitors claims to guarantee Owners' cash flow is not being depleted by damage caused by guests. We have a 97% success rate in claim payouts!
Absolutely! Owners will have dedicated access to an owners portal where all pertinent reservation information will be stored. Owners can see their calendar in real-time, and even book personal stays with PS with a simple request! Owners will also receive a monthly report detailing all financial transactions. In the future, we will even present owners with ROI/ Cash-on-Cash return analysis for those investment-minded people among us!
For simplicity and clarity, PS pays out its owners on a monthly basis upon presentation of a detailed statement outlining all income and expenses for the month. We pay via ACH, Zelle/Venmo/Paypal or any other electronic means as preferred by the Owner.
Absolutely. We have accumulated thousands of guests over the years, and many of them come back and stay at one of our properties. We actively market to these guests via email and social media to keep them engaged with our brand and help score our Owners more bookings. We even incentivize the guests to come back by offering special gifts and discounts. Its all about long-term relationships!
We have a bookkeeper on staff and we handle filing your state and local taxes, but you are responsible for filing your own federal income taxes. Please as always consult with your CPA regarding taxes.
We allow guests to self check in and out as we have seen that is what most guests prefer. We are always available to assist guests during this process, and give them detailed instructions for their arrival and departure.
100%! We are fully licensed and insured. Many smaller, mom-and-pop hosts (or as they are sometimes called "co-hosts") claim they do not need to be licensed as they are not technically a property management company. This is incorrect. Anyone who assists an owner in managing a short-term rental must be fully licensed.
